A well-preserved historic home in downtown Victoria increases its capacity to become a legal duplex

Originally built in 1906, this Government Street home was transformed into a legal duplex. The considered approach to the renovation improved the original home’s livability and efficiency while maintaining its historic features and finishes. Flintstones raised the house and poured a new foundation. The other half of the duplex was then carefully built within the previously unused and unfinished basement space. The project included a complete renovation of the existing home’s interior including kitchen, bathroom and mechanical upgrades.

Client objectives

The original 1906 home was owned by a single family who saw the unfinished basement as an opportunity to create a second home for the owner’s brother and his family who were moving to Victoria. The home was highly valued for the quality of its original materials, its central location in James Bay and its curb appeal.

Project challenges

Flintstones worked collaboratively and tirelessly with the homeowners and the City of Victoria to satisfy all rezoning requirements. From a design perspective, a thoughtful approach was necessary to uphold the traditional aesthetic of this historic home during the extensive renovation. Both families were involved in the design process and thankfully chose neutral modern finishes for both the new lower home and the upgrades to the upper original home that ensured consistency throughout.
