Municipality: Oak Bay

Layers peeled back, an Oak Bay home is revitalized for the 21st century

A century-old home often has many stories it could tell. For a young family and their 1913-built home, the walls definitely talked. When removed, the exterior cedar siding and stucco revealed different finishes from generations past, all deteriorating from decades of damp, coastal weather. But with a complete overhaul of exterior materials and structural enhancements, this Oak Bay home is now the epitome of modern comfort, style, and, best of all, peace of mind.

This Victoria home renovation included durable, new exterior finishes that provide an enduring envelope. A new heat pump is efficient and improves indoor air quality. Renovated deck space and new windows invite indoor-outdoor living – and capture a beautiful ocean view.

No longer characterized by drafts, fluctuating temperatures, and unhealthy air, this historic home is now warm in winter, cool in summer, and easy on the lungs. Today, it’s a welcoming place for new memories to build upon the old.

Client objectives

Above all else, the priority for this Greater Victoria home renovation was improving interior comfort and functionality. The client wanted a healthy, pleasant interior environment and a home where every square inch could be enjoyed.

A modern exterior upgrade not only fulfilled the client’s practical needs but also gave them the contemporary curb appeal they wanted. With both function and style addressed, the family can now enjoy their home for years to come.

Project Challenges

The homeowners lived in the house throughout the 5-6 month renovation. This required unique considerations for minimizing interior disruptions. Construction dust, debris, and noise were of special concern for the Flintstones team. We created and maintained an amenable worksite for the family by:

  • Working onsite within reasonable hours so as not to impede the family’s at-home time
  • Acquiring the necessary Oak Bay permits
  • Keeping the worksite safe and clean by storing materials and equipment in areas on the property or home not frequented by the family
  • Scheduling trades strategically to minimize noise and traffic
  • Setting up demolition, scaffolding, and installation of new windows & doors with the family’s accessibility and safety top of mind.
